Commercial drain service
A blocked drain in a home is an inconvenience. In a restaurant it closes the kitchen, in a medical suite it clears a morning of patients, and in a managed building it is a phone call you did not want. We work around your hours, not ours.
Food service
Restaurants & commercial kitchens
Nothing in a kitchen goes wrong slowly. The three-compartment sink backs up during prep, the floor drain surfaces during service, and suddenly you are deciding whether to seat the next table.
Commercial kitchen lines are a different animal from residential ones. The volume of fat, oil and grease is enormous, the water is hot enough to carry it well past the trap before it cools, and it then hardens in the horizontal run where nobody can see it. Cabling a line like that opens a channel that closes again within weeks. Jetting is the only thing that genuinely resets it, which is why every kitchen line we service gets jetted rather than cabled.
- We work after close or before open. Tell us your service window and we schedule inside it.
- Grease trap outlet lines, floor drains, dish pits and mop sinks on one scheduled visit.
- Documentation for your file. Dated photos and a service record for every line, which is worth having when an inspector asks.
- Emergency priority. Accounts on a maintenance schedule go to the front of the queue when something does stop.

Portfolios & facilities
Property & facility managers
You are not looking for the cheapest drain company. You are looking for one that shows up when you say it will, communicates with the tenant without creating a second problem, and sends an invoice your accounting system recognizes.
We set up account terms, keep a record of every unit and every line we have touched, and photograph the work so you are not relying on a tenant's description of what happened. When the same unit calls three times in a year, we will tell you it is a line problem rather than a resident problem, and show you the camera footage that proves it.
One point of contact
A named dispatcher who knows your properties instead of a call center.
Tenant-ready technicians
Background checked, uniformed, in shoe covers, and briefed on how to handle an occupied unit.
Consistent invoicing
Per-property or consolidated, with the unit number and the work performed on every line.
Capital planning input
Camera footage and a written condition summary when you need to justify a line replacement.

Buildings we look after
Multi-family & HOA
Stacked units share lines, which means one resident's habits become everyone's problem. We clean shared stacks and main lines on a schedule and camera the runs that keep reappearing on your work orders.
Medical & dental
Operatory and lab lines block on materials that no residential drain ever sees. We work before opening or between blocks so you are not rescheduling a day of patients.
Retail & hospitality
Public restrooms take abuse that nothing else does. Scheduled cleaning on the lines behind them costs a fraction of one closed restroom on a Saturday.
Warehouse & industrial
Trench drains, floor drains, wash bays and oil separators, jetted out and camera checked so a wash-down does not end up across the floor.
Schools & churches
Buildings that sit empty then fill in an instant. We clean during breaks and between services so the pressure never lands on a line that has not been touched in years.
Mechanical contractors
We work as the drain arm for GCs and mechanical contractors who would rather not tie up their own crew clearing a line. Fast turnaround, contractor pricing, no poaching your client.
The Flow Plan
Clean it on a calendar, not on a crisis
Every commercial line we service has a rhythm. A busy kitchen grease line closes in months. A public restroom stack goes a year. A warehouse trench drain might go two. Once we have cleaned and cameraed your lines we know which is which, and we can put each one on the schedule that suits it.
The economics are not subtle. A planned jetting visit at a time you chose costs a fraction of an emergency call during service, and none of the revenue you lose while the kitchen is shut.
- Set price per visit, agreed for the term, so it goes in a budget rather than a surprise.
- Priority dispatch if something stops between scheduled visits.
- No emergency premium for account holders, at any hour.
- A written service history for every line, with photos and camera footage on file.
We walk the property
No charge, no obligation. We find every line, cleanout and trap, and note what has given you trouble before.
We clean and camera once
Everything gets reset to a known condition and recorded, so future visits have a baseline to compare against.
We set the schedule
Each line goes on the interval its own condition justifies, at a price fixed for the term. Then we just turn up.
Commercial questions
Before you set up an account
Can you work outside our operating hours?
Yes, and for kitchens it is usually what we recommend. Tell us your window, whether that is after close, before open, or a specific closed day, and we schedule inside it. There is no surcharge for working those hours.
Do you carry the insurance our building requires?
Yes. We carry general liability and workers compensation and we can send a certificate naming your entity as additional insured before the first visit. Send us your requirements and we will match them or tell you plainly if we cannot.
How often should a restaurant grease line be jetted?
It depends on your volume and your menu, which is why we camera the line before quoting a schedule rather than selling everyone the same interval. A high-volume fryer kitchen is often quarterly. A cafe with limited cooking might comfortably go annually. What we will not do is put you on a schedule you do not need.
Can you handle multiple properties on one account?
Yes. You get one dispatcher who knows the portfolio, a record of every line at every address, and invoicing set up the way your accounting needs it, whether that is per property or consolidated.
Do you do the grease trap pumping as well?
We service the lines into and out of the trap, which is where kitchen stoppages actually happen. Pumping the trap itself is a hauling service and we will happily coordinate with whoever does yours so both jobs land on the same visit.

Let's look at your lines
We will walk the property, find every cleanout, and tell you which lines are going to give you trouble before they do it during service.
