Drain & sewer services

Everything on this page is drain and sewer work, because that is all we do. Whatever is blocked, the machine that opens it is already on the truck instead of back at a warehouse.

Emergency drain cleaning

When water is on the floor or a business cannot open, everything else waits. We run 24 hours a day, every day, and a call at 2am is dispatched exactly the same way as a call at 2pm, at the same flat rate.

Our target is a truck at your door within 90 minutes anywhere in our service area. Dispatch gives you a real arrival window when you call, and if we are going to miss it you get a phone call rather than silence. The technician arrives with cable machines, a jetter and a camera already loaded, so the diagnosis and the fix happen on the same visit instead of turning into a second trip.

  • No after-hours surcharge. Nights, weekends and holidays are priced the same as a Tuesday morning.
  • Sewage backups handled properly. Containment down first, line opened, area cleaned and disinfected.
  • Commercial priority. Restaurants and managed properties on our maintenance program move to the front of the queue.

The three that matter most

Clean it, see it, keep it open

Almost every job we do is some combination of these three. Understanding what each one actually does is the difference between paying for a fix and paying for a delay.

Drain cleaning

A steel cable with a cutting head is driven down the line under power until it reaches and breaks through the blockage. It is fast, it is the most affordable option, and for a hair mat in a shower branch or a wad of paper behind a toilet it is exactly the right tool.

We size the machine to the line rather than using one machine for everything. A 1.5 inch bathroom branch and a 4 inch main need very different cable, and forcing the wrong one down a small line is how pipes get damaged.

Right for
Sinks, tubs, showers, toilets, laundry lines, and any drain you need open immediately.
Typical visit
45 to 120 minutes including setup, clearing, flow testing and cleanup.

Hydro jetting

A hose with a rear-facing nozzle is pulled through the line while high-pressure water strips grease, sludge, scale, sand and root hair off the pipe wall and flushes it out the far end. Where cabling makes a channel through the problem, jetting removes the problem.

This is what we recommend for any line that keeps coming back, for every commercial kitchen we service, and for exterior lines full of Florida sand and silt. It costs more than cabling and it is worth it on the right line. On the wrong line it is not, and we will say so: if the camera shows a break or a serious belly, jetting is money spent on a pipe that needs repair instead.

Right for
Kitchen and restaurant grease lines, repeat clogs, sand and silt in exterior drains, and scale in older cast iron.
What you get
A pipe restored to close to its original diameter, which means years before the next problem instead of months.

Drain & sewer camera inspection

A self-leveling camera head is pushed through the line on a semi-rigid rod, sending back a live picture of the inside of your pipe. We watch the whole run with you and you keep the footage. A transmitter in the head lets us locate any problem from above ground, so we can tell you the fault is 34 feet out at a depth of five feet, and put a flag in the grass over it.

That matters most when someone has quoted you a repair. A camera turns an estimate based on a guess into a repair based on a picture, and it regularly turns a proposed full line replacement into a single spot repair.

Right for
Repeat blockages, homes you are about to buy, older cast iron and clay, and any quote for excavation you want to sanity check.

Sewer line work

The main line is the one that ruins a weekend. It is also the one where a company that does not own a camera will happily cable it, take your money and let you find out again in March.

Main sewer line cleaning

We work from the exterior cleanout rather than pulling a toilet, which keeps the mess outside the house. Heavy sectional machines with cutter heads sized to the pipe, then a camera run so the cause is identified and not just the symptom.

Root intrusion removal

Live oaks, palms and ficus find the joints in clay and older cast iron and grow straight into the line, because that is where the water is. We cut the roots back with the right head, jet the remnants out, and camera the joint so you know whether it needs a repair or an annual clean.

Pipe descaling

Old cast iron corrodes from the inside out, and the rough scale that forms catches everything that passes. Chain knockers and descaling heads take that layer back down to bare pipe, which often adds years to a line somebody has already told you to replace.

Sewer backup response

Containment goes down before anything else, then we relieve the line at the cleanout so nothing more comes into the building. Once flow is restored we clean and disinfect the affected area and document everything, which matters if you are filing on it.

The rest of the list

Everything else we clear

Grease trap & kitchen lines

Scheduled jetting of restaurant grease lines, floor drains and trap outlets, worked around your service hours so a stoppage never happens during a dinner rush.

Food service

Exterior, yard & driveway drains

Silt, sand, mulch and leaf litter jetted out of storm drains, driveway channels, downspout lines and French drains, then camera-located if a section has settled or separated.

Outside drains

Sump & ejector pump service

Pump pits cleaned out, float switches tested, discharge lines cleared and checked. A pump that runs perfectly into a blocked discharge line is still a flooded room.

The Flow Plan: preventive maintenance

Scheduled cleaning on the lines that history says will block, at a set price, on a calendar. Restaurants quarterly, older homes annually. Priority response and no emergency premium for members.

How it works

Real estate & pre-purchase inspections

A camera run on the main line before you close, with footage and a written summary. On a 1960s Jacksonville house with original cast iron, this is the cheapest inspection you will buy.

Schedule one

Worth saying out loud

And everything the drain turns out to be attached to

A blocked line is often not only a blocked line. The trap under the sink has cracked, the fixture is failing, the shut-off valve will not hold, or the water heater is the actual reason the laundry keeps backing up. We are full-service plumbers, so all of that gets handled on the same visit rather than becoming a second contractor and a second wait.

Drains and sewers are still what we are best at, and it is where the jetters, cameras and heavy machines go. But you should never have to work out which trade to call before you pick up the phone. Describe the problem and we will sort out what it actually is.
